What the fixed price includes, and what it does not
Included: preliminary check, obtaining the cadastral plan, zoning plan and building regulations, all forms and plans, construction description, submission, answering the municipality's queries and requests for additional documents, deadline monitoring, status updates by e-mail. In Lucerne, co-signature by a qualified plan author.
Not included: municipal and cantonal fees, chargeable official extracts, profile pole material, third-party technical certificates (for example structural engineering, energy certificate, acoustic report), objection and appeal proceedings, and on-site appointments outside Central Switzerland. Authority fees depend on the applicable tariff and the specific project; additional services are agreed in advance.
Building application costs: example for a small structure
If a paid preliminary check then becomes a minor building application, we credit the CHF 149. For the CHF 690 package, that leaves CHF 541 for the application file service. The service costs CHF 690 in total, plus authority fees and agreed additional services.

Payment
After the preliminary assessment, you receive the fixed price and a payment link (TWINT or card). We start the dossier once payment is received. Partner firms receive a monthly consolidated invoice with 20 days' payment terms.
Several structures or several plots
Two structures on the same plot (for example a louvred roof and a garden shed) go into one joint application: fixed price of the larger structure plus CHF 290. Apartment buildings and property managers receive a quote.

Frequently asked questions about building application costs
How much does it cost to have a building application prepared?
Our minor building application costs CHF 690 for the agreed application file, including submission and queries. Retrospective building applications cost CHF 990, solar special cases CHF 1290. Authority fees and agreed additional services are extra.
Is the preliminary check credited towards the building application?
Yes. The paid preliminary check of CHF 149 is credited towards the subsequent application. For the minor building application at CHF 690, this leaves CHF 541; in total you pay CHF 690 for our service.
Are municipal fees included in the application file price?
No. The competent authority charges its fees separately according to the applicable tariff and the specific project. Chargeable official extracts and third-party technical certificates must also be distinguished from the application file price.
Are existing manufacturer drawings already a complete building application?
Not necessarily. We check which existing drawings can be used and which site details, plans, forms or signatures are still missing. The scope is clarified before you commission us.
Does the first enquiry cost anything?
The enquiry is free and non-binding. The site-specific preliminary check is a separate service at CHF 149; you decide before commissioning us.
Does the fixed price mean a guaranteed building permit?
No. The fixed price covers the agreed application file service. The competent authority decides on a building permit and any conditions.
