Retrospective submission

Retrospective building application: what to do if it is already built?

Gather the municipality's letter, existing plans and photos. We clarify the application file route for your project and the agreed scope of services.

Built without a building permit: clarify documents and deadline first

If the pergola, carport or garden shed is already built, gather the original plans, photos of its current state and all letters from the building authority. State the deadline given in the letter in full. An initial enquiry does not replace an official submission and does not extend any deadline.

How we handle the retrospective building application

  1. Order and basis: we clarify the site, existing documents and next steps within the agreed dossier scope.
  2. Site-specific preliminary check: zone, regulations, distances and protection status are examined. Missing technical certificates or necessary adjustments are identified.
  3. Dossier and submission: the priority dossier is prepared within 3 working days once the order is confirmed and all documents are complete. Signatures and the submission route are coordinated.
  4. Authority procedure: we answer queries to the agreed extent. The competent authority decides on the permit, conditions and further steps.

How much does a retrospective building application cost?

The package costs CHF 990, including the agreed application file, deadline management, submission and queries. Authority fees, external technical certificates and agreed additional services are extra. Objection and appeal proceedings are not part of the application file service.

The CHF 149 preliminary check is credited towards the subsequent application. We clarify the scope of services before the order. Prices and included services.

Check age of the building and legal situation

The age of a building does not replace a permit that was granted. Which legal consequences still need to be clarified depends on the applicable regulations, the location and the specific case. Do not rely on a blanket age limit for official deadlines and rulings; have the legal questions clarified by a qualified professional.
