Documents, signatures, power of attorney

How to sign a building application in Stäfa

Who signs, whether a scan is sufficient and what simplifications apply. We apply this information automatically in your dossier.

Submission
eBaugesucheZH
Who signs
The building owner and the project author. If the property does not belong to the building owner alone, the consent of the other owners is required (§ 310 para. 3 PBG).
Form of signature
A scan or photo is sufficient
Electronic building application with a qualified electronic signature or with a hand-signed submission receipt (§ 6 para. 2 BVV). Power of attorney and third-party consents: signed by hand and scanned is sufficient; the original does not have to be submitted later (§ 6 para. 3 BVV).
Small projects
Solar installations, heat pumps and charging stations: notification procedure, notification at least 30 days before construction starts, no signature required (§ 2d BVV). Small projects in the notice procedure; written consent from neighbours is helpful there (§ 15 BVV).
Power of attorney
We submit as your authorised representative. We enclose the power of attorney with the application, so we need it with your handwritten signature.
Tenancy, condominium ownership
Tenants need the landlord's written consent (Art. 260a CO); as landowner, the landlord also signs the application. With condominium ownership, structural changes to common parts (façade, roof, patio with exclusive right of use) generally require the consent of all condominium owners or a resolution of the owners' meeting (Art. 647d, 647e and 712g CC). The condominium regulations are decisive.
Neighbours
Neighbours' consent is usually voluntary but often speeds up the procedure. If boundary or building distances are not respected, it is required, depending on the canton as an easement entered in the land register.
Good to know
Not all municipalities are connected to the portal yet; the transition period runs until 31 March 2027. Heat pumps: noise protection certificate according to Cercle Bruit and form for heating installations.
